3 Things To Get Top Dollar

The top 3 things you should do to get top dollar out of your home. After talking with multiple Real Estate Agents I have narrowed down their input . Some of the common things we all have heard at one time or another so probably no earth shattering news. The one thing that all agents told me was that most sellers are not willing to take their advice on de-personalizing the home. So the list of the  Top 3 things you should do to get top dollar out of your home.

#1. De-Personalize Your Home. Go through the home with your eyes open. Take down pictures of the family, remove everything from the front of the refrigerator door. If you have any taxidermy in the home remove it entirely. Once you have done this go back through the home again and see if you can find more items that says who you are. Artwork on the wall is fine as well as it is not the Dogs of Poker. 

#2. Keep The Home Clean.  Many sellers want a 24 hour notice so they may have time to clean the home. Big mistake, it is fine to ask for a 2 hour notice of a showing. Deep clean the home prior to listing the home and keep it clean. This means as bad as you hate it the bed has to be made every morning. It is recommended to hire a house keeper. 

#3. Make Small Repairs. The buyer will look at the things that need repaired and will be distracted by them instead of the wonderful things about your home. If there are small things that can be fixed before listing it is wise to do so. If the buyer has inspections done they will certainly be brought up then and ask to be repaired before closing. If it is a major improvement or repair check with the agent on what they think the return on investment will be.

These are thoughts of experienced agents across the USA. There was much more  shared, however these were the most common issues they shared. I have sold a couple of homes over the last 30 years and the one thing that worked best for me was to listen to  my agent and do what they requested. If you hire a professional it only makes sense to follow their direction.  One thing you should ask yourself is what does top dollar mean too you. Is it what you think the home is worth or what the market dictates what your home is worth.

The last part of this discussion is about selling to flippers or investors. Keep in mind that some of the people who are flippers are professionals and some are weekenders. Do your homework on them if you are entertaining selling to an investor. There are many advantages of selling to a flipper, no repairs needed, buy with cash meaning no bank involved, usually closes within 10 days, no commissions to an agent and there are more. A great place to check with is the title companies as they know who is truly buying and selling in the industry. Remember to get Top Dollar it is all about timing and you doing your homework.
