Smart Products are here. In the recent past I see more and more residential re-developers placing Smart Products in the homes they remodel. The traditional house flipper will not spend the extra money on such items. The re-developer as well as new home builders understand the value added to the home in price and in desirability, on the other hand your flipper wants to get in and out quickly and cheaply. The truly talented and “good” home builder and re-developers are known for what they put into their properties.
My friends at Southern Belle Properties have selected many SMART products to go into their renovations. The Bluetooth Thermostat is the next one they add as the Co-founder Donnie Weddle said ” it’s a no brainer” we will put them in ever home we renovate. He went on to ask me why do I think they would spend the money when the house already had a thermostat that worked fine. I thought for a minute and said so you can boast about your Smart Home. He smiled and said well your a real Smarty aren’t you? Jokingly he said no it’s a multi purpose purchase. The door bell provides us with the ability to know who is coming and going from the property, we know when a deliver hits the door step. The bluetooth thermostat allows us to control expenses while the house is on the market. We keep it set around 80 until I receive a notice of a home showing and I simply pull out my smart phone and adjust the temp to 68 so the prospective buyers are comfortable. The last product we discuss is the first product they install is the Smart Lock. The benefits from using the Smart Lock are the ability to let a sub-contractor in the home while your at lunch or on another property. A great peace of mind is being able to lock the home at the end of the work day and lock everyone out who has had access. There are many more items we are considering making our standard. More builders are outfitting newly constructed homes with smart-home technology, and many buyers say they’ll pay extra for it, according to research from John Burns Real Estate Consulting. Sixty percent of home shoppers say they’d spend more on a home with a smart thermostat, the consulting firm’s survey of more than 23,000 shows. Slightly more—67 percent—say they’d pay extra for an oversized kitchen.
More than 60 percent of new-home buyers also say they’d pay more for an exterior security camera and smart locks.
In a separate John Burns survey of more than 300 home builders, 53 percent say they incorporate smart-home technology into new construction. Even so, 42 percent of buyers say they would purchase additional technology.
